Nick smiled. No matter how hard Max worked out, he couldn’t overcome genetics.

Colt set two small bottles of Grey Goose on the counter, palmed two more of Tanqueray, and slammed the fridge door shut. “There’s JD if you want it,” he said to no one in particular.

No takers. They all knew Nick always brought a bottle of Weller to share at dinner.

“What’s driving you to imbibe this early in the day?” Max asked, watching Colt pour the contents of two Grey Goose bottles into a glass and add a cube of ice from the bucket on the counter.

Colt lowered himself into a chair. “Your face.”

Max chuckled.

Jordan swallowed the last of the M&Ms, crumpled the package, and sent it soaring in a perfect arc into the small trash can across the room. “So, are you finally going to show us this big find of yours?”

Nick settled onto the sofa next to Colt’s chair, opened his MacBook, and tapped a few keys. “I’m going to give you guys the short version.”

He turned the laptop on the coffee table so Colt could see the screen. The others gathered around, focusing intently on the image of the majestic, castle-like building that filled the display.

“It looks like Windsor Castle,” Max correctly observed.

“Yes.” Nick scrolled through the photos. “This was meant to be a luxury bed and breakfast. Dining area and bar lounge on the main floor, ballroom with dance floor, theater with stage, rooftop terrace. But the best part”—he scrolled to the last five pictures— “is this.”

A triumphant smile spread across his face as he showed them the unfinished upper level.

“Holy …” Jordan’s grin was nothing short of devilish. “We could do a lot with that.”

“Oh, yeah.” Colt chuckled. “Couldn’t have been better had we built it ourselves.”

Nick nodded. “Space for at least twenty private rooms, according to my calculations.”

“How much?” Max wanted to know.

“Much less than what we budgeted. The sellers have had it on the market for two years and are getting desperate. If all of you are on board, I already have contractors lined up for the remodel.”

“I’m in.” Colt sipped his vodka. “That place is fucking perfect. I say we go for it.”

Nick looked to the other two, who nodded in agreement.

“You did good, man,” Jordan said. “And this one’s on six acres?”

“Yup. Nothing around for miles, security fenced all the way around, with a manned guard gate.”

Max nodded. “We can stop searching. This checks all the boxes, plus a few we didn’t have.”

“Good things come to those who wait.”

A soft knock sounded.

“That will be the ladies.” Jordan grinned.

“Ladies?” Nick shook his head, stood up, and headed to the door.

Of course, they’d hired entertainment; he should have known his buddies would want more than just a business meeting. They always did.

Jordan nodded. “They’re twins and come highly recommended.”

“You got us twins?” Colt’s green eyes flashed. “Can’t wait to put them through the paces.” He rubbed his hands together. “Fuck, I’ve been looking forward to this for weeks.”

Jordan laughed. “Only two of them and four of us. We’ll have to toss a coin, man.”
