I reluctantly withdrew my hand, allowing him to tuck himself back in and zip up, though there was no disguising the prominent bulge in his jeans. Mine wasn’t any better, and as we turned into a long, tree-lined driveway, I shifted uncomfortably in my seat, trying to adjust myself without being too obvious about it.
The property came into view—ten acres of gently rolling land, mostly open with clusters of trees marking the boundaries. A modern red barn dominated one side of the clearing, while a large farmhouse with a wrap-around porch sat proudly on a small rise. June’s Subaru was already parked near the house, and I spotted her immediately, bundled in her puffy coat andscarf, pacing the porch with that energy she always had when she was excited about something.
Milo parked beside her car, and we both sat there for a moment, looking down at the obvious tents in our jeans.
“Fuck,” he muttered. “I hope there’s not a real estate agent this time.”
I snorted, remembering the awkward tour we’d gotten last month when June had dragged us to look at a house closer to town. The agent had definitely noticed our wandering hands, and June had been mortified.
“Only one way to find out,” I said, adjusting myself one last time before opening the door.
The cold air hit me like a slap, instantly cooling my arousal as I stepped out of the truck. June spotted us and waved, her face pink from the cold, green eyes bright behind her glasses. My chest did that weird tight thing it always did when I saw her—like there wasn’t quite enough room for all the feelings she generated.
“You made it!” she called, hurrying down the steps to meet us. “I was starting to worry about the roads.”
“The roads were fine,” Milo said, wrapping an arm around her waist and pulling her close for a kiss. “X was the hazardous condition.”
June looked between us, her eyebrows rising when she noticed our still-evident arousal. “Already? We haven’t even seen the place yet!”
“Milo looks too fucking good driving,” I said, leaning in to steal my own kiss. Her lips were cold but soft, and I lingered longer than I’d meant to, drawing strength from her warmth, her solidity.
“The real estate agent couldn’t make it,” June said when we finally broke apart, answering Milo’s earlier concern. “Roads were too bad from her side of town. But she gave me the code for the lockbox, so we have the place to ourselves.”
Relief and something more urgent flashed across Milo’s face. “Good. Because I’m not sure I could behave myself right now.”
June rolled her eyes, but the slight flush on her cheeks wasn’t just from the cold. “You two are impossible. Come on, let’s start with the house.”
She led us up the porch steps, retrieving a key from a small lockbox near the door. Inside, the house was warmer, though not by much. It had been vacant for a while, June explained as she led us through the foyer into a spacious living room with high ceilings and big windows that let in floods of natural light despite the gray winter day.
“It needs some cosmetic updates,” she admitted, “but the bones are solid. And look at the fireplace!”
I was more interested in looking at Milo, who had come up behind June and was nuzzling her neck, his hands sliding beneath her coat. She giggled, pushing back against him even as she tried to maintain her tour guide demeanor.
“Guys, focus,” she protested, but there was no real resistance in it.
The kitchen was next—large and dated, with blue laminate countertops that would definitely need replacing, but plenty of space and good natural light. I couldn’t help myself; as June pointed out the oversized pantry, I backed Milo against the center island and kissed him hard, my hand returning to the bulge in his jeans.
“Xavier!” June exclaimed, but she was smiling, her eyes darkening as she watched us. “We haven’t even seen the upstairs yet.”
“Show us,” I challenged, releasing Milo reluctantly. “But no promises about keeping our hands to ourselves.”
The tour continued with frequent interruptions—Milo pushing June against the wall in the upstairs hallway for a deep kiss, me dragging my hand across his ass as we examined the master bedroom, June’s breathless explanations of the updated bathroom cut short when I pulled her into my lap on the edge of the tub.
“I’ve saved the best for last,” June announced when we’d finished with the house, her cheeks flushed now with something more than cold or embarrassment. “It’s outside.”
We followed her across the yard to the barn, my heart beating faster with anticipation. Not just from the arousal still humming through my veins, but from something else—something that felt dangerously like hope.
The barn doors slid open with surprising ease, revealing a space that took my breath away. High ceilings with exposed beams, concrete floors that looked recently poured, and proper electrical fixtures throughout. It was warm inside, thanks to a high-end industrial heater mounted on one wall.
“Holy shit,” Milo breathed beside me, his eyes wide as he took in the space.
“The electrical system was completely updated last year,” June said, slipping into engineer mode as she pointed out features. “Two hundred amp service, dedicated circuits for heavy equipment, LED lighting throughout. And look—” She gestured to the far wall, where a large garage door was installed. “Perfect for moving bikes in and out. The heater is an industrial unit with a programmable thermostat and zone control, so you could just heat the areas you’re working in during winter.”
I exchanged a look with Milo, seeing my own growing excitement mirrored in his expression. This place was perfect—more than perfect. It was everything we’d talked about late at night, drunk on possibility and each other.
“June,” Milo said carefully, “this is amazing, but... it has to be expensive, right?”
She bit her lip, a sure sign she was nervous. “I didn’t consider it initially because it’s out of my price range,” she admitted. “But then I remembered something important.” She looked between us, a smile breaking across her face. “I have two boyfriends with a booming YouTube channel. We could afford it together.”
